Is an RTM right for you?
How do you know if building an RTM is the right choice for you? Ask yourself these questions;
Do you want Nelson to manage the build of your home while you go about your life? We offer the convenience of not having to be the general contractor of your home. The mess and the stress of a site build are our concern, not yours.
Are RTMs allowed in your area? Talk to your local MD/County/Municipality early to become familiar with any regulations they may have. There is a lot of confusion between an RTM and a mobile home
What is the size of plan you have in mind? While we can do any size, the overall dimensions of the home have to comply with our transport regulations. 34’ x 90’ is the maximum size we ship to keep costs in check.
Why is an RTM a great way to build your home?
Convenience: We take care of the day to day details of home building. You deal with our sales representative and not a series of contractors
Time Savings: Typical site builds can take 12 months or more to complete. While we build the home, you are having the foundation constructed. This coordination means that you can be living in your home sooner.
Control: Our build site is a controlled environment, we minimize theft, material delays and travel time costs. This means the cost of your home is accurate and there are no surprises at the end due to cost over runs or unforeseen issues
1. What is RTM?
RTM stands for Ready to Move. This refers to houses that are constructed on our site and moved to your site once complete. This should not be confused with mobile or modular homes. Our homes are fully finished, intended for full basements and do not come in sections.
2. Do I have to choose one of Nelson’s plans?
Certainly not, we are happy to make changes to any of our plans of help you develop a plan that will work for your family. Whether it be a cottage for the lake or a duplex for your development in town, our skilled team is here to create it for you. Not seeing the plan that is right for you? Modify our existing plans, bring a plan from elsewhere or create your own. Bring us your ideas!
3. Who builds my foundation?
We leave the choice of foundation contractor up to you, but provide the foundation drawings so that you have all the information you need to have your basement built correctly. All types of foundations are acceptable for RTM homes. Be it full basement or crawl space constructed out of concrete, wood or ICF (insulated concrete form) all options have their advantages.
4. What type of warranty do you offer?
We are members with National Home Warranty who provides the 1-2-5-10 year New Home Warranty Program. (1 year for labour and materials, 2 years for delivery and distribution systems, 5 years for building envelope protection, and 10 years for major structural components). Also, most products that go into your home maintain their manufacturers warranties.
